Whether you are a first time buyer, a repeat buyer or an out-of-town buyer it is in your best interests to have somebody involved in the industry on your side. As a real estate professional, I have access to information and tools that are simply not available to the general public. A question that I am often asked is "What can you do for me that I can't do on the internet, through the local paper or on my own?" This is a very fair question and the answer is:

During the search:
- Most importantly, understand your needs.
- Compile a list of homes that match your criteria, determine which homes you wish to visit and arrange to show them to you.
- On a daily basis, I will monitor new listings that come available and forward their information to you. This covers not only MLS listings but exclusive and private sales as well.
Once you've found your house
- Make sure the house best needs your requirements.
- I will do a thorough market analysis, comparing the house that you are interested in to similar houses in the area, to determine what a fair market value for the house is.
- Once we have decided to enter an offer on the house, I will prepare the offer document and ensure the legal matters are carefully and accurately completed.
- As a buyer's agent, I will fully represent your interests in the transaction.
- I will "go to bat" for you and make sure that you get the best price and most fair terms in the deal.
Once the sale is completed
- I can help you arrange financing, building inspections and recommend lawyers who can handle the legal aspects of the deal.
- On the day of the building inspection, I will be present.
- I will deliver all documents to the lawyer and the bank.
- On moving day, you can use the Royal LePage moving van to facilitate the move (if not already booked).
- Finally, please enjoy a free dinner at a fine restaurant.
