My action plan

Before listing the home

  • I perform a detailed market analysis of similar houses in the area. I check the details of the houses that have been recently sold and try to see the active listings personally so that I can fairly and accurately assess a fair price for your house
  • On the basis of this detailed analysis, I can determine the right asking price for your house
  • I will make suggestions and recommendations as to how to make your home more appealing to potential purchasers, and thus more saleable
After listing the home
  • I will add the listing to the many publicly accessible databases so that it is exposed to the majority of people in the minimum time
    • Multiple Listing Service - Accessible by all city agents and by the private consumer too. This contains all detailed information on your house and photos. The Ottawa Real Estate Board web site is ( www.ottawarealestate.org)

  • Display a sign on the lawn.
  • Prepare a professional and informative feature brochure, featuring the best features of the home-this is displayed in the house for prospective buyers as well as other agents.
  • Schedule an agent's open house so that I can personally educate the other agents about the special features of the house.
  • Deliver just listed cards in the neighbourhood to maximize the "word-of-mouth" marketing done by your neighbours.
  • Possibly schedule a public open house if necessary.
  • Advertise your home in the appropriate publications, including The Ottawa Citizen, Ottawa Board Real Estate Guide and other local newspapers
During the term of the listing
  • There will be many people coming through your home, but I will work to ensure that those who come through the house have the means and desire to purchase your home. This is termed pre-qualifying buyers and is a fine art, but one which I have the knowledge and instinct for.
  • I am always in touch with the sellers, keeping them informed of the results of showings, open houses and the results of our advertising. I always encourage sellers to feel free to call me anytime whenever they have any question in mind-just pick up the phone and call!
  • The vendors peace of mind is very important (can be taken in the intro of vendor - that my service includes - feel free to call me at any time, any anxiety (its a big decision) just call Veena - she has a pager and can be reached at any time.
  • If your home has not been sold after being listed for 4 weeks, I will review the actions that we have taken with you and make whatever changes are necessary
During the sale
  • Once we receive an offer for your house, I will negotiate keeping your best interests in mind.
  • Ensure the smooth completion of the important components of the offer-financing, building inspection, survey, appraisals and lawyers, among others.
  • I am there to provide my VIP service till you have happily closed the deal and moved into your new location i.e. until you are a happy camper.
